The accommodations available at the 12 South Inn Suites consist of  two comfortable suites.
Our King Suite is appointed with a king sized bed; en-suite ceramic tile bath, with a stand alone rain head shower and a deep soaking tub. It also has a separate living room, private entrance from it's own private deck.
Our Queen Suite is appointed with a queen sized bed with it's own private porch and entrance. The Queen Suite also has a Tennessee limestone mantel fireplace with remote control gas logs. Both Suites are constructed with hardwood floors, solid maple hardwood doors with crystal door knobs. Each suite has it's own private porch or deck to enjoy coffee in the mornings, or that glass of wine in the evening.  Accommodations also include a large flat screen TV, free Wi-Fi wireless internet service, coffee makers, dorm sized refrigerators, stocked with breakfast and snack items.

Our nightly rates are,

King Suite: $185 per night, Plus all applicable taxes.

Queen Suite $150 per night, Plus all applicable taxes.

We have a two night minimum for weekend reservation.

We are happy to take last-minute reservations for single night stays, "mid week" only, (Monday thru Wednesday).  We look forward to meeting you!

Check-out is required no later than 10:00 a.m., so that incoming guests can be accommodated at 3:00 p.m. for check-in.

Deposits:
For a one to three night stay, a deposit of one night's rate per room is required at the time of the reservation. For four or more nights, 50% of the total is required at the time of the reservation.

Cancellations/Refunds:
The cancellation deadline is 14 days prior to your arrival date (30 days for holidays and special events). Cancellation made prior to this period will receive a full refund less a $30 processing fee. Cancellation made within 14 days of your arrival date (30 for holidays and special events), may forfeit the entire deposit, depending on whether the room can be booked with another guest. Last-minute cancellations within 48 hours must be charged in full.
